Project Manager – Bristol Region

As Project Manager, you will lead the day to day design and construction management of residential projects in a safe and compliant manner. Project values vary from GBP10Million to GBP75Million up.

This is a key role where you will hold responsibility for delivering within budget and programme to the satisfaction of key stakeholders.

Your Responsibilities Will Include:

Draft, agree and monitor the contract programme and the mode and method of construction.

• Plan and communicate each stage of the project's lifecycle, through Design, Sign Off, Manufacture, Procurement & Onsite delivery.

• Manage the interface between the development and build functions with the Design Manager and work with their on–site build team and trade contractors in the production of working drawings, procurement and prefabrication and performance on site.

• Ensure good communications within the project and regularly brief other team members.

• Provide regular written progress reports to monitor performance and highlight deficiencies at an early stage.

• Demonstrate how to achieve a quality focussed development.

• Ensuring compliance to BOPAS, NHBC and Building Control criteria.

• Ensure all design solutions offered by designers and sub–contractors fully comply with the project documentation and budget strategy.

• Assist in the management of design consultants to ensure information is provided to suit the procurement strategy and that the production of working drawings is completed within given timeframes, working with the DM in delivering a cohesive design that reflects the project and the budget.

• Experience of Statutory design Compliance arrangements, S106/278, Building Control, Building Regs Environmental considerations etc.

• Add value to the design process by challenging solutions, methods and techniques where appropriate to improve build ability, develop repeatability and reduce whole life costs

• Implement correct commercial control of build contract and the contractors, within pre–set budgets. Ensure that contractual and claim correspondence is suitably actioned within agreed timeframes

• Assist in the implementation of a Risk Management Process for the project.

• Assist in the Procurement of Suppliers and Designers and 3rd parties.

Ongoing management and tracking of expenditure, with the commercial Manager.

• Promote and maintain BoKlok's safety culture. Ensure that all works are carried out in a planned, controlled and safe manner in accordance with statutory regulations, current standards and company health, safety environmental and quality standards

• Lead and organise the compliance procedure, including benchmarking and implantation of a full Inspection & Test Plan process.

• Coordinate with the design team and supply chain to ensure compliance with the fire strategy and facilitate sufficient records to allow sign off by the fire officer and production of an EWS1 form.

We're Looking For:

Experience in both residential development and modular construction is highly preferred.

• Proven experience of supply chain management.

• Experienced in managing the discharge of section 106/278 and any relevant statutory or 3rd party obligations.

• Demonstrable experience of delivering residential projects on a progressive value scale from 10–75m within budget and programme.

• Proven experience with meeting customer expectations and ability to demonstrate customer centric approach during build and aftercare.

• Innovative – ability to identify better ways of doing things

• Driven – constantly focused on improving performance, doing everything to the best of your ability and making the best of every situation.

• Flexible – willing to adapt to change and proactive in looking for better ways of delivering our homes.

• Ability to learn from mistakes and successes.

• Competent in MS Office, Project Programmes and BIM.
