Commercial Director – Fit Out
Salary up to GBP90,000
Office based in Watlingon (1 to 2 days on site)
Main Purpose of Job:
To assist and contribute to the increase of the company's turnover and profits by joining a highly focused Design and Build team and to support the successful execution of Commercial Interior Fit– Out Projects for the office and life science / lab start up sectors.
Main Responsibilities:
1. Oversee the logistical requirements of multi projects (fit–out and furniture).
2. Collaborate on daily basis with the Projects and Design Teams to provide a seamless service and execution of all projects.
3. Provide management and leadership to the Pre–Construction and Construction teams.
4. Set targets, objectives and responsibilities for all supervised staff.
5. Coordinate the daily resource planning of Pre–Construction and Construction Team.
6. Gather all project pre–start information (in conjunction with the full–kit schedule).
7. Manage all project programmes in accordance with agreed project programme briefs.
8. Carry out project scheduling and align with client expectations and requirements.
9. Regularly review timings, budget, labour, risk, and project plans to ensure work stays on track.
10. Report to clients and Company Directors on project progress.
11. Supply timely financial records to Company Directors and the Finance Manager, identifying, in a timely manner, any variance from forecasted project costs.
12. Coordinate and manage the Pre–Con to Construction handovers (Office).
13. Coordinate and manage the Pre–Con to Construction handovers (Site).
14. Identify Project Managers, align with project requirements and assign to projects.
15. Attend and participate in pre–start meetings.
16. Assist Project Managers with site setting out and mobilization.
17. Health & Safety coordination and management on all project works (Pre–Construction and Construction phase).
18. Undertake regular site visits to audit quality standards and ensure project target deliverables are on track.
19. Responsible for managing all project deadlines and quality in line with client brief, monitoring performance against agreed criteria.
20. Manage schedules of work and delegate tasks appropriately to ensure that each phase of
21. the project is completed as planned. Ensure the delivery of high–quality work within contract timescales and within, or below, budget.
22. Identify, at each phase of the project, any variance on the project programme and identify workable solutions to address variance.
23. Develop and maintain positive client contact and relationships.
24. Meet regularly with clients, third parties and managers to report on project progress.
25. Assist with the procurement of labour, plant, materials, and sub–contractors as necessary.
26. Ensure contractual obligations are fulfilled.
27. Deal with contract disputes and mitigate the impact of any issues.
28. Record policy and procedural improvements.
Knowledge, Skills and Experience:

Knowledge of building and construction
Ability to organise your time and workload and that of your team
Project planning & scheduling
Quality management
Ability to competently use a computer and main software packages (use of cloud–based CRM / ERP systems). Strong working knowledge of MS project required.
Team management and ability to challenge project draft where necessary.

Commercially driven, full understanding and ownership of the project P&L across multiple projects concurrently.
