This Midlands based company are an owner operator Luxury Care Home Villages that cater for a wide range of people. Facilities within each development include luxury villa's, warden run apartments and specialist care units. The Villages are also equipped with shops, restaurants, cafes, gym, swimming pool, spa, a cinema and manicured landscape gardens.
Soon to be starting on a number of new developments , this privately owned , Private Equity backed company are looking to recruit an experienced Construction Director who has a tier one or tier two contractor background.
A key role the candidate must be able to demonstrate experience of delivering high end, new build construction projects from design phase with values ranging from GBP40 million upwards.
Reporting to the Managing Director, as a Construction Director you will be forging and developing successful relationships – internally with respective colleagues and externally with consultants, advisors, business partners, contractors and specialist sub–contractors.
A diverse and interesting role as a Construction Director your key responsibilities will include, but not be limited to the following :
Work with colleagues and external project managers to assist in the appraisal of possible site acquisitions.
Provide construction expertise as an integral part of the team to deliver projects from inception to final delivery. Advise on methods of construction and minimising construction and programme risk.
Be responsible for the selection and appointment of professional teams including agreeing fees and scope of duties and ensure the teams execute the necessary appointments, collateral warranties, bonds, PCG's, guarantees etc.
Coordinate with other colleagues; Finance, Development, Sales, Marketing and Operations as required in agreeing scheme masterplans, design, specification, technical content, phasing, programme, and timetable.
Oversee project planning up to contract award. Monitor the detailed design process and provide strategic advice and client approvals where required.
Analyse contractor's proposals and programmes and monitor programmes and costs closely to give early indication of any issues and provide possible solutions.
Provide regular reports, progress updates and timelines giving clear and accurate visibility of the projects
Liaise with bank appointed monitors.
Lead the company on H&S matters in respect of construction operations and producing and monitoring Risk and Issues Logs
Provide advice on MMC and lean construction. Lead the company in shaping environmental policy, ensuring optimum choice of products, systems and services to produce environmental benefits, waste and energy reduction and bio–diversity gains
Manage and coordinate the interface between main contract works and fit–out works.
Monitor the defects management process and ensure project teams and contractors are meeting their obligations.
Be responsible for the smooth handover of completed projects and phases to the Operations Team.
Liaise regularly with the Sales Team to ensure purchasers expectations are being met.
A key appointment for the business both in term medium term operations and longer–term succession planning, the company are looking for a high calibre individual who can demonstrate career stability and an impressive portfolio of successfully delivered Construction Projects.
To be considered for interview the candidate must have/be all of the following:
* Degree qualified in Construction Project Management, Quantity Surveying, Civil Engineering, Mechanical Engineering, Electrical Engineering or similar
* Can boast a brag file of multi disciplinary Construction Projects delivered with values ranging from GBP40 million upwards
* Substantial Project Director experience gained within a Principle Contractor or Main Contractor
* Able to demonstrate experience of managing the commercial aspects of major projects
* Strong contractual acumen and experience
* Track record of managing major projects through from the design phase
* Strong understanding of UK Building Regulations
* Strong understanding of CDM
* Track record of establishing and managing robust Project & risk management controls
* Able to demonstrate experience of managing multi– disciplined project teams
* Able to lead from the front

* Organised
* Strong IT Skills
* Live within commuting distance of Coleshill near Birmingham
Remuneration & Key Terms & Conditions
* Full–time, Permanent, 40 hours per week, flexible and normally between 0900hrs – 1800hrs
* Working Period: Monday to Friday. Occasional weekend working as required
* Place of Work: The role is home based but will involve regular attendance at central and regional locations and otherwise as required to meet the needs of the business. The ideal candidate will be based near Coleshill, Birmingham
* Probation Period: 6 Months
* Notice Period: 6 Months
* Basic Salary: GBP(phone number removed)–GBP(phone number removed) basic
* Discretionary annual performance bonus up to 30% of basic salary
* Participation in the Senior Management Long Term Incentive Plan
* Car allowance: GBPx per annum plus business mileage allowance at HMRC rates
* Holiday Entitlement: 25 days per annum plus public holidays
* Sickness Pay: At the discretion of the Company
