Block Property Manager (RICS)
A position has become available for a Block Property Manager (RICS) to join a friendly team based in Liverpool. The successful candidate will work on a 3 months full time contract or up to 6 months part time by agreement. The candidate will earn GBP200 per day /GBP52,000 pro rata equivalent. There will be potential to extend the contract or be made permanent.
The candidate will have at least 3 years' experience in Block Property Management and will be either MRICS/FRICS or IRPM. Ideally you will have been part of a company becoming RICS or ARMA regulated.
Answering directly to the Board of Directors, you will oversee the review of internal Company Policy and Procedures and you will carry out internal audits ensuring that the following is undertaken by current team members and block managers.
This role can be performed from home in the main or from one of the four offices. There will be a need to undertake some site visits as necessary. An immediate start is available.
Role Requirements
* 3 years' experience in Block Management
* Professional qualification (RICS or IRPM)
* Attention to detail
* High work rate
* Driver and use of own vehicle
* Experience of RICS/ARMA Compliance
* Experience of leading a team
* Proficient in the use of Microsoft products including Word, Excel, and Outlook
Role Responsibilities
* Audit and oversee that the portfolio is run in accordance with RICS Codes of Practice, ARMA rules and landlord and tenant legislation.
* Annual review of management contracts
* Appropriate drafting of Service Charge Budgets
* Appropriate production of Service Charge Accounts
* Appropriate interpretation of the lease including Annual Preventative Maintenance Plans
* Appropriate Health and Safety and Fire Safety Audits and Compliance (statutory certificates and inspections)
* Ensuring the business is compliant with Anti Money Laundering Regulations, PEP etc.
* Production/Review of template for matters which may contravene the terms of the lease, i.e. noise/nuisance, satellite dishes, wood floors, pets.
* Be prepared to be flexible to attend evening meetings as required to explain the relevance and importance of the above to clients if appropriate.

Our client acts as managing agent for 40 developments in Merseyside, each with different requirements and needs. The smallest such Block is 6 Apartments, right up to a block within excess of 400 units. More blocks are expected to come on board this year.
