Head of Estates
Reporting to: Director of Estates
Salary:GBP42,500 with opportunities for progression
Base: Manchester (with national travel)
Responsible For:
– Delivering a responsive estate and resource service for the group, with a focus on providing an exceptional student experience
– Providing senior operational leadership to the organisation's premises, resources and safety function across a national multi–site estate.
– Working closely with the Director of Estates to ensure that all sites and resources deliver a high–quality learning environment and exceptional student experience and that all buildings are in excellent condition, safe, secure, accessible and welcoming.
This role has a national remit and regular travel to other company sites is required.
Duties
– Leading and coordinating of Estates, H&S and Resourcing matters across the company portfolio
– Contributing to the company's estate strategy by assisting in the evaluation of site and usage options and proposing creative and inspiring suggestions for improvements.
– Deputising for the Director of Estates and Resources as required
– Line Management Responsibility of the National Estates Team (comprising 3 central staff and 10 site based resource managers)
– Assisting with the management of the Estates running budget, actively managing the current and potential estate to minimise occupational cost. Cost tracking and management in line with the budget process and the purchase order system.
– Supporting Centre Managers and Resource Managers with premises and resource management at a local level
– Sitting on the Estates and Resources working group and working with key people, departments and other working groups as required to deliver high–quality premises and resources that meet the needs of the business and provide an outstanding student experience.
– Overseeing and developing the company's Health and Safety Management System and ensuring that all safety policies, procedures and processes are implemented effectively.
– Managing the site inspection, improvement and action planning process to maintain standards and drive continuous improvement.
– Project Management of small–medium projects (e.g building, upgrade, refurb)
– Overseeing the PPM and statutory compliance processes and national diary systems.
– Ensure the fabric of the estate is maintained to a high standard and meeting the company's current and future needs.
– Coordinating upgrades, refurbishments, building services and reactive maintenance requirements
– Management of service contracts, suppliers and contractors
– Liaising with third parties (landlords, surveyors, agents etc) to assist with lease management and occupation issues.
Person Specification:
– Recognised Health and Safety qualification (eg NEBOSH qualified/trained), ideally to Level 5.
– Educated to degree level or relevant professional qualification Would be Desirable
Experience of Estates or Facilities Management for a large / multi–site organisation.
– Project Management Experience
– Experience of successfully working as part of multi–disciplinary teams
– Experience of Managing a small–medium team maintenance solutions and accurately costing building work
– Experience of effectively monitoring budgets and effective cost control
– Understanding of building maintenance
– Knowledge and awareness of relevant legislation (Health and Safety, building, DDA, Asbestos, Fire Safety, Gas Safety and Electrical Safety)
– Experience of reviewing, monitoring and negotiating supplier contracts.
– Experience of dealing with landlords and agents relating to lease agreements, dilapidations claims and/or rent reviews.
– Line Management experience
Desirable:
– Experience of Estates or Facilities Manager for an education provider.
– Room/space utilisation surveying and supporting the planning and timetabling of rooms and use of space particularly in the field of education.
– Experience of supporting lease negotiations
