The Build London Partnership is a new initiative for L&Q where we aim to deliver a target of 600 homes by 2022 under Strategic Partnership Agreements with smaller housing associations.

The team manages the Development process from site identification to end of the defects period and works across the London Regions. As such the department is a visible high–profile part of our organisation.

We are currently looking for a commercially focussed innovative thinker who is ambitious, to join our driven and forward–thinking team. You will be responsible for providing a Project Management function by supporting the management, delivery and internal reporting functions for both internally and externally contracted projects. The ideal candidate will be an excellent communicator and be able to work alongside and manage a multidisciplinary team.

Reporting to the Senior Project Manager you will ensure a focused partnership approach to establish excellence in quality and customer satisfaction as well as meeting company objectives. This position requires an individual who is delivery and action focused, can identify risks and deliver effective solutions with minimal supervision to ensure delivery on–time in a fast–paced demanding environment. Your ability to deal with issues while rapidly taking into account the financial and commercial context will be essential.

As the Project Manager, you will deliver results through your effective time–management and progress your projects against plan, finding contingencies and solutions to avoid any slippage to the achievement of the result. It is desirable you have undertaken work of a similar nature and have attained, or are studying for professional qualifications with the RICS, CIOB, APM or other project management qualifications, and through your continuous professional development can build on these skills to further develop yourself and the achievement of the business objectives.

Essential experience and skills:

  • Project management skills
  • Good organisational skills, able to demonstrate highest levels of time management against back drop of a demanding project management environment
  • Financially & Commercially astute
  • Able to demonstrate logical thinking and problem solving
  • Communicating with a mix of audiences in writing and face–to–face
  • Financial modelling and business planning skills including the ability to respond to unplanned demands or situations
  • Negotiating beneficial and robust legal agreements with business partners and clients
  • You will need to work effectively with internal staff from across L&Q as well as customers and colleagues from other organisations. Your ability to work collaboratively will be critical to success.
  • A thorough understanding of housing development, project management and awareness of statutory legal and regulatory requirements is essential.
  • Take responsibility for the day to day running of several projects at the same time
  • Have experience of managing residential schemes in a Housing Association context
  • Have experience of Golden brick/Land transfer payment structures and associated tasks
  • Have knowledge of construction and procurement within a Housing Association context
  • Experience of managing financial appraisal tools/ project business plans, including responsibility for fee/cost payment and monitoring, the raising of Purchase Orders and Invoicing/Payment processes including: Works Cost, Valuation Claims, Milestone/Staged Build Costs, Consultant Fees, s106 fees/contributions, SoS and PC Grant claims etc
  • Demonstrable collaboration, stakeholder management, negotiation and influencing skills at all levels.
  • Hold a valid current driving licence and have access to a car

  • Leadership/management skills

The role will be based at our Head Office in Stratford and there will be a requirement for site visits. The frequency of which will vary based on the projects stage. Due to Covid–19 most of the organisation is currently working from home and we stay connected by utilising a vast range of technology, including Microsoft Teams.
