In a Nutshell:

As our Land and Partnerships Director, you will lead the land department in the acquisition of sites to deliver mixed tenure and land–led schemes.

You will form strong relationships with agents, land promoters and RPs to deliver land–led, mixed tenure and contracting opportunities.

What we would like from you:

Key Responsibilities –

Facilitate, manage and promote the purchase of land.
To monitor the land bank and maintain supply as is necessary.
To purchase land as profitably as possible, bearing in mind the required profit margins of the company.
To monitor local plans throughout the region.
To report at regional board meetings, preparing reports for the same.
Review land authorisation packs before seeking MD, RMD and main board approval.
To undertake market research and gain market and competitor knowledge.
To lead the tendering process for land offers and contracting opportunities.
Alongside the Technical Director, prepare, submit and closely monitor planning applications to ensure site starts in line the business plan.
Form and maintain strong relationships with local agents, promoters and RPs.
Contribute effectively to the running of the region through your membership of the regional board of directors.
Attend regional management meetings to advise on land issues. Ensure the team is aware of its progress towards achieving the Region's targets and if practicable, influence accordingly.
Challenge critical stages in the process where 'bottle necks' tend to appear to ensure that issues are being resolved, with particular attention paid to delays being incurred between purchasing land and starting on site.
Participate as a member of the Regional Management team to implement improved cost effective systems.
As part of the Regional Management team, ensure customer care scores contribute to HBF 5* status on mixed tenure sites.
Monitor costs regularly to ensure that budgets are not exceeded.

Competencies –

Degree in Estate Management or equivalent
Demonstrable track record of buying land in the North West
A good understanding of legal obligations
Proven list of contacts in the North West
In–depth knowledge and understanding of planning authorities and the planning process
Strong mathematic and IT ability
Ability to assess and analyse information
In depth understanding of budget management
Excellent negotiation and networking skills
A pragmatic approach to problem solving
Excellent communication skills
Able to get buy–in from other departments
Able to work under pressure
Able to work with a high degree of accuracy
A methodical approach to working practices
Decision maker with pragmatic approach to problem solving
